What is Gross Yield? - This is a calculation a lot of landlords use when they decide to purchase a property. This is an ideal calculation to use when comparing property deals. It has no relation to future capital value of a property. You calculate Gross Yield as follows: The annual rent divided by the purchase price, for example £550 pcm x 12 = £6,600. Divide the £6,600 by the purchase price of the property, lets say £120,000 = 5.5% (this is your Gross Yield).

What is Net Yield - This is Gross Yield minus all expenses. We suggest you choose one calculation and stick with it when comparing deals.
